The latest development proposal on Central could bring a huge new apartment complex to Nob Hill from a company that’s been building big all over Albuquerque.

Titan Development is asking city planning and zoning for exemptions to build a proposed 102-unit apartment complex on Central in east Nob Hill.

The proposed 57-foot tall “multi-family development” would sit at the corner of Sierra Drive SE and Central Avenue SE at the site of the former “Royal Hotel.”

Yellow billboards on the site indicate the property proposal will be reviewed by the city’s Development Review Board at an Oct. 3 meeting at 9 a.m. in the basement of the city of Albuquerque’s Plaza Del Sol building.

If approved by the Development Review Board and Albuquerque City Council, the development would be one of the newest and largest apartment complexes on Central in Nob Hill.

East of Carlisle, Central has been a hot spot for new development in the last few years.

“There’s definitely a change that you can see happening,” said Nob Hill resident Adrian Carver speaking of recent developments in the area.

Alongside the recently open Carlisle condominium complex at Carlise and Central, new luxury apartments are almost complete near Central and Aliso. Over the summer, crews completed and opened a new storage facility near Central and Washington.

Crews are also still working on building the long-awaited De Anza Motel.

“You can see that in Nob Hill, there’s more development happening,” said Carver.

A past-president of the Nob Hill Neighborhood Association, Carver says he hasn’t seen the specifics of the proposed Titan Nob Hill complex, but he says he generally supports the idea of high-density infill.

“I think increasing the amount of housing in the area is only going to help to drive traffic to businesses and help us to fill some of the vacant retail,” said Carver.

The proposed apartment complex at Central and Sierra would be a big change for the area. For the last 14 years, the old Royal Motel lot has remained empty. The hotel was torn down under Mayor Marty Chavez’s administration.

Nob Hill City Councilor Pat Davis says the apartment proposal is an encouraging sign of life.

“That’s a sign that’s totally different than we had years ago, and I think it gives us a lot of confidence that no matter what happens, those vacant lots aren’t going to remain vacant for very long,” said Davis.

Along with Wednesday’s Development Review Board hearing, Titan Nob Hill’s proposal will also face a zoning hearing on Oct. 16, 2018 at 9 a.m. the basement of Plaza del Sol.

KRQE News 13 attempted to contact Titan Development about the project on Monday evening, but did not hear back.
